Booking Terms & Conditions

We kindly ask that you read our terms and conditions before booking with us, by way of booking your bed and breakfast escape at The Corner Broadstairs you confirm your agreement to these conditions and a confirmed booking forms a legal contract between us.

Reservations

We appreciate that every detail of your bed and breakfast escape is important to you and to ensure you have the most memorable stay we will always manage your booking directly, you will not find us on any third-party websites, all reservations need to be booked directly through our website & booking platform or if you prefer over the phone.
To ensure every bed and breakfast escape at The Corner Broadstairs is calm, relaxed and peaceful we have chosen to cater for adults only and welcome reservations from guest aged 21 and over.
We do accept young ‘adults’ aged 16 and above when travelling with parents, however we do operate a maximum of two guest per room and do not offer the addition of beds within our rooms, please do contact us if you want to discuss any requirements or have any questions.
Reservations are solely for the use of the named booking party and cannot be transferred to a third party – when booking more than one room, the names of all guest are required at the time of booking.
We regret that we do not accept any pets – no matter how well behaved they may be.
During weekends & peak seasons we may operate a minimum booking policy of two nights, if you have any specific requirements, please do contact us directly.
Single occupancy rates are available.

Payment and Deposit Schedule

We operate a secure online payment system for all deposits and final payments.
We accept the following credit cards Visa Debit / Visa Credit / Mastercard.
To secure a reservation we require a deposit to the value of the 1st night of your stay, on receipt of your reservation deposit we will send you a booking confirmation email.
One week before your stay you will receive a final invoice for the balance of your booking which is payable on the day of arrival.
Any additional cost incurred during your stay are payable prior to check out.

Cancellation Policy

In the event of any cancellation, we ask that you give the maximum possible notice: –
  • – Cancellations made more than 14 days prior to arrival will receive a full refund
  • – Cancellations made less than 14 days before arrival the deposit is non-refundable
  • – Cancellations made less than 7 days before arrival are subject to a *charge equal to the full reservation value less an allowance of 15% for food, energy and incidentals not consumed
*In the case of any cancellations made with less than 7 days before arrival, upon your notification we will re-open the room for a booking and if we are able to secure a re-book there will be no further charges after the forfeiture of the deposit.
You may wish to consider independent cancellation insurance.
Any refunds will be minus card processing fees.

Non-Availability

We would only ever cancel your booking if your accommodation was unavailable for reasons beyond our control, in such circumstances we will notify you immediately and any payments made to us will be refunded in full. We will give you as much assistance as we can to find alternative accommodation in the area however our liability would not extend beyond the refund in full.
If we are forced to close the Bed & Breakfast due to force majeure (e.g., public health emergency, natural disaster, terrorist threats or attack) we will get in touch with you to discuss postponing your visit, rescheduling and transferring your deposit to alternative dates or offer you a gift voucher to value for use with 12 months from issue.

Arrival & Departure

Check-In is between 3pm and 7pm on the day of arrival, unless previously arranged we are not able to accommodate an earlier check in as we will be busy preparing the house for your arrival. If you need to arrive later then 7pm please contact us to agree this prior to your stay.
Check-Out is 12noon at the latest on the day of departure.

Parking

We offer free off-road parking to the rear of the house; one space will be allocated per room booking; please park as allocated and considerately we cannot accept liability for any damage or theft to vehicles whilst parked within our car park. If you are travelling in more than one vehicle, you will find free road side parking close by.

Keys

On arrival you will be given a set of keys to your room and front door for use during your stay, these must be returned to us at checkout any lost or missing keys will be charged for plus the cost of new front door lock should this be necessary.

Eating In

Breakfast is a leisurely affair and served daily in the dining room from 8am to 10am
Evening Meals are not available in-house however Broadstairs does offer an abundance of fantastic independent places to eat out and all within walking distance from The Corner.
Supper Boards we do offer an in-house supper board should you wish a quiet, relaxed evening in, these are freshly prepared and served in the dining room between 7pm and 9pm, please note these do need to be pre-ordered (24-48hrs in advance)
In consideration for all guests, we operate a strictly no takeaway food policy and under no circumstances should takeaway food be brought into the house.

Smoking

We operate a completely non-smoking & non-vaping policy throughout the house. Any guests found to be in breach of this policy will be asked to leave immediately. We will charge £200 to cover the cost of deep cleaning any rooms contaminated with smoke plus the cost of any remaining nights of your stay and any lost business in the event we cannot fulfil a future booking.

WIFI

At the Corner Broadstairs we have Virgin Media fibre optic broadband available throughout the house along with Smart TVs in all bedrooms. Both are for general use, legal access to the internet/channels however access to illegal websites/channels is prohibited and will be reported.
Whilst we do endeavour to ensure the WIFI is working at all times it may occasionally be unavailable due to circumstances outside of our control.

Damages and Breakages

We have loving restored this Victorian house and as we open the doors to share our home, we ask that you respect it. You will be liable for any breakages or damage to the house or its contents. Please report any issues as soon as they occur, we will not normally charge for minor breakages but we will invoice you for the repair or replacement if the damage or breakage is significant and we may make an additional charge if you do not report this.

Missing Items

We will charge for any missing items from the guest rooms following departure.

Termination Policy

We expect guests to conduct themselves appropriately at all times and are expected not to disrupt the comfort and enjoyment or cause offence to other guests. We reserve the right to refuse accommodation and or services or remove you and members of your party from The Corner Broadstairs if; in our reasonable opinion; we consider this policy to have been breached.
In this eventuality we shall have no obligation to offer a refund for lost accommodation or services or any other loss or expense incurred.
